Which areas do you cover?

We are based in South West London and cover in and around the London Boroughs of Hammersmith and Fulham, Kensington and Chelsea and Wandsworth.

How does your service work?

It’s really quite simple; we lease the property from you for a minimum of 1 year and essentially become your tenant. We then rent the rooms and manage any property and tenant issues should they arise, leaving you free to get on with the more enjoyable things in life with the confidence of receiving your rent every month.

Isn't this subletting?

This question is often asked and this is not subletting. We have a contract with you the landlord or agent which is different to an Assured Shorthold Tenancy (AST). An AST is the agreement tenants have with a landlord and it is the AST which disallows subletting. An AST between us and you, the landlord, is not appropriate as we manage your property. The contract we use is a management contract which has been specifically drawn up by our solicitors and in some ways is similar to the contract you might have with a lettings agent.

Why should I use your service?

Simple. It’s because you are looking for a hands free, hassle free, stress free personal property management service. Perhaps it’s also because we offer to refurbish your property, provide furniture, arrange a weekly cleaner or a gardener. Maybe it’s because we don’t charge any fees. Or it could be that we take such great care of the properties that we manage, that we treat them like they are our own properties and that they will very often be in better condition whilst we are managing them than when they were managed by another company.

How do you make your money?

Some landlords initially can’t understand how we operate this service. Essentially, because of the high quality of the rooms that we provide, we can charge a small premium to our tenants. Our profit is the difference between this premium, the bills and the rent we pay you.

When do you start paying rent?

We start paying you your guaranteed rent as soon as the property is ready to let. This could be from the day we sign the lease or as soon as any refurbishment work has been completed.

How do I receive rent payments?

We will set up a monthly standing order direct to your bank account for the agreed rent. This will go each and every month for the duration of the contract, guaranteed to be on time each month.

Do you pay a deposit?

We don’t pay a deposit to you, the landlord, because we take deposits from all our tenants which are secured in a Government backed deposit protection scheme. We use DPS (Deposit Protection Service). This deposit will be used for repairs if the tenant causes any damage to the property.

Who is responsible for insurance?

As the owner of the property you are responsible for the buildings insurance which usually includes an amount for contents insurance. A residential insurance policy won’t be adequate and you will need a Buy to Let policy or a specialist HMO policy. We have public liability insurance and we always advise our tenants to obtain their own contents insurance.

What bills am I liable for?

Whilst your property remains managed by us, you will not have to pay any council tax or utility bills.

Do I need consent to let from my lender?

Yes, if you have a mortgage on the property you will require ‘consent to let’ permission from the lender and you also need to have the correct mortgage product which allows the rooms to be rented.

What type of properties do you deal with?

Any types. Our normal criteria are properties with a minimum of 2 bedrooms and at least 2 receptions rooms OR 1 reception room and a large kitchen/diner. It doesn’t need to have parking, a garden or in tip-top condition. If you’re unsure, Contact Us to find out if we can help.

How quickly can you take a property on?

Once we have visited you property, we will make you an offer within 24 hours. If the property is vacant and doesn’t require any refurbishment or works to meet legal requirements, we could be signing contracts and paying the first month’s rent the next day.

Does the property need to be furnished?

We take on fully furnished, part furnished and completely unfurnished properties. Our customers are professionals and expect a high standard of living. If the property is furnished in any way and isn’t suitable for our target market, we would ask you to remove it and we would replace it. On the other hand, if the property is unfurnished, we would supply all the required furniture. If the property does need any furniture, this would be reflected in the offer we make you.

Do you maintain the property?

We will take care of small repairs and minor maintenance issues at our expense, such as a broken down dishwasher, a leaking tap or broken bath panel. For larger issues, such as structural problems, we will inform you for you to either arrange for tradesmen to attend or to instruct us to deal with it and we will send you the bill.

When can I visit the property?

You are welcome to inspect the property at any time by giving us at least 48 hours notice. This is so that we can then meet the minimum legally required notice period of 24 hours to the tenants in the property informing them of the inspection.

Will I have to deal with tenants?

Because we are fully managing your property, we deal with all of our tenants. All phones calls, emails, viewings, meetings etc. We deal with any and all tenant issues for your property.

What happens if a tenant refuses to leave?

If this ever happens, we will take care of the whole eviction process and you as the landlord will not have to pay any eviction costs. We will continue to pay your rent until the property is vacated.

What happens if a tenant damages my property?

Any damage to your property caused by a tenant is rectified by us, at our cost. We will then bill the tenant responsible for the damage.

How will you keep me informed?

You will be appointed a dedicated Manager who will keep you informed of any important issues that may arise with your property during the term of our agreement.

What happens if I want to terminate our agreement?

Should you decide for any reason to terminate the agreement between us, we would need at least 6 months notice. This is because we may have just signed a tenant on a 6 month AST and we want to allow the tenants time to find a new home without the stress of doing it in a short time frame. We also want to ensure that we can return the property to you in vacant possession.

I have a number of properties, can you also manage those?

Yes, absolutely. We can take on 1 or more properties from you, provided they meet our criteria.

I have some friends who are also landlords, could you help them?

Yes we could. When you recommend a friend we will pay you a referral bonus of £250 for each property that we take on.
