How It Works

Contact us and arrange a visit to your property.

If your house meets our criteria, we will make you an offer, often within 24 hours.

You sign a management contract with Shared Living London for an agreed period. This will be for a minimum of 12 months.

We will decorate and upgrade the property (if necessary) and provide accommodation to our professional tenants.

We pay rent in full to you on our agreed date each and every month whether the property is let or empty.

At the end of the agreed period, we return your house to you, clean and in perfect condition or, normally, we will agree another lease with you.

The Process Is Simple

The process for landlords is simple. Instead of signing an agreement with a tenant, you sign a management contract with Shared Living London. You don’t need to do anything else. This contract will last for a minimum of 12 months – but it could be several more if you wish to guarantee your rental payments for longer.


We will then manage the property and tenants ourselves – you don’t need to lift a finger. We may need to upgrade your house to ensure it is suitable for the high-calibre tenants that we specialise in. Depending on the work required, there may be no cost to you for any interior upgrade work, decoration or furniture, and you will be able to approve or reject any changes before they happen.


We use professional cleaners to ensure the house is kept spotless (usually weekly) and we will look after the garden if there is one. We will pay all bills – electricity, gas, water, phone, internet and even council tax.

Frequently Asked Questions

Will I still make the same amount of money as usual?

Yes. We’ll agree a monthly rental amount which is what you would earn if you were to let your property to a family, and we guarantee payment every month. The exact monthly amount and the time period will be agreed between us. Whatever the case, we always make sure the payment covers your regular mortgage payments and gives you a profit on top.

What am I responsible for, if anything at all?

As a landlord, you will need to make sure the exterior and structure of the building is sound. Shared Living London is not liable for repairs to these parts of the home (for example, roof tiles and structural soundness), unless due to damage caused by tenants. As with any responsible landlord, you should make sure the building (but not necessarily the contents) is insured, and that you have adequate safety and environmental certificates in place (eg. gas safety, EPC). Finally, if the property has one, it is your responsibility to look after that mortgage.

What if I want my house back?

You will always have the ability to get your house back with 6 months notice. Perhaps you decide you want to live in it yourself or want to sell it. All you have to do is send us a request in writing, by emailing us.

How do you make your money?

Good question. We will make our money by renting your house to individual professional tenants, often on shorter lets. Perhaps we will use a common area (such as a dining room) as a bedroom. We will clean and look after the house on a more frequent basis, similar to a hotel. We make agreements with major companies who need to house their staff. All of this allows us to charge a small premium to our clients. Our profit is the difference between this premium, the bills and the rent we pay you.

Isn't this subletting?

No. Shared Living London do not have an Assured Shorthold Tenancy with the owner or landlord of the property. An AST is the agreement tenants have with a landlord and it is the AST which disallows subletting. Instead, we use a management contract which has been specifically drawn up by our solicitors, just as a letting agent would.
